Cottage Overview

Lower Instow Beach Cottage is a three bedroom dog-friendly ground floor apartment situated on Marine Parade, a fabulous location just across the road from the beach and some fantastic places to eat such as The Boat House and Instow Arms at the popular village of Instow in North Devon.

Recently refurbished, this ground floor apartment offers spacious and comfortable accommodation with plenty to do and see nearby.

Once inside the apartment, the accommodation is set over two floors. From its own private entrance, a hallway leads to its living spaces. On the right, there is a bright and comfortable living room featuring sea views over the estuary, a large corner sofa, two armchairs, TV and a gas fire, a lovely space to relax after enjoyable days exploring the area.

Then, at the heart of the cottage is a well-equipped kitchen with everything needed for a self-catering holiday, including an electric oven with gas hob, fridge, washing machine, dishwasher and microwave. This also includes a dining area with a table and seating for 6 people, a handy pantry, and toward the rear of the kitchen, a door leads out into a large enclosed private garden.

On the ground floor, there are also two double bedrooms, a family bathroom and a separate WC. The first double bedroom has a standard double bed, stone floors, a decorative fireplace and plenty of storage options. At the back of the apartment is the second double bedroom with an iron framed bed, a steep set of steps leads up to the first floor, where you’ll find the twin bedroom. This twin room has two full size single beds and a wash basin, and has a stair gate at the top of the steps for safety. Please note: the steps leading to this third bedroom will not be suitable for young children or those who struggle with steep stairs.

Finally, all three bedrooms are serviced by a family bathroom fitted with a bath, which has a shower overhead, a wash basin and WC.

The private enclosed garden is mainly laid to lawn and offers a fantastic space for those holidaying with dogs and children.

Important information

Gas central heating, gas fire in the living room, decorative fireplaces in bedrooms 1 and 2, electric oven and gas hob, microwave, dishwasher, washing machine, fridge, WiFi, TV, bed linen and towels provided (beach towels not supplied), travel cot (please bring your own cot bedding), high chair, short breaks available, 1 minute from the coast, a 5 minute walk to the nearest pub, parking for 1 car, supermarket delivery, usual changeover day is Saturday.

Please note: the first floor twin bedroom is accessed via a steep set of stairs, which therefore may not be suitable for young children or those unable to climb stairs.
